I charge 12% + points + doc prep fee & underwriting fee. (Interest & points could be more depending on the loan amount and the borrower’s creditworthiness.)

I can fund 100% LTV and I can do a rehab draw for renovations.

I can close in 7 days if all of the title work is complete.

I will need a few things before we can get started. I require some documents to underwrite you as a first-time borrower.

I will need:

1. LLC articles of organization

2. Driver’s License

3. Two most recent years’ tax returns

4. Current year-to-date P&L (If you have it)

5. Current Balance Sheet (If you have it)

6. Most recent pay stub (If you’re an employee)

7. 2 most recent bank statements

8. 2 most recent HUDs from your most recent flips showing acquisition and disposition (or REFI)

9. The scope of work for the property to show your detailed renovation plan

10. Comps that you used to calculate ARV

11. Interior & Exterior pictures of the property
