I will need a few things before we can get started. I require some documents to underwrite you as a first-time borrower.

I will need:

  1. LLC articles of organization if you’re borrowing as a business

  2. Two most recent years’ tax returns

  3. Current year-to-date P&L (If you are a business owner)

  4. Current Balance Sheet (If you are a business Owner)

  5. 2 most recent bank statements

  6. 2 most recent HUDs from your most recent flips showing acquisition and disposition (or REFI)

  7. The scope of work for the property to show your detailed renovation plan

  8. Comps that you used to calculate ARV
